Credit scores range between 200 and 800, with scores above 620 considered desirable for obtaining a mortgage. The following factors affect your score:

1. Your payment history. Did you pay your credit card obligations on time? If they were late, then how late? Bankruptcy filing, liens, and collection activity also impact your history.
2. How much you owe. If you owe a great deal of money on numerous accounts, it can indicate that you
are overextended. However, it’s a good thing if you have a good proportion of balances to total credit limits.

3. The length of your credit history.
In general, the longer you have had accounts opened, the better. The average consumer’s oldest obligation is 14 years old, indicating that he or she has been managing credit for some time, according to Fair Isaac Corp., and only one in 20 consumers have credit histories shorter than 2 years.

4. How much new credit you have. New credit, either installment payments or new credit cards, are considered more risky, even if you pay them promptly.

5. The types of credit you use.
Generally, it’s desirable to have more than one type of credit — installment loans, credit cards, and a mortgage, for example.

Every homebuyer has a vision of their perfect house and the rooms that are most important to them. Because of their relatively small size in comparison to the rest of a home, bathrooms are often overlooked in the staging process, but for many, it could be the most important room in a buying decision.

A bathroom is more than just a place for grooming; it’s a sanctuary. It’s a place one can relax in a hot bath and escape the stresses of daily life for a few moments at a time. Updating a tired-looking bathroom is one of the best things you can do to increase a home’s resale value and the fixes are not too costly or labor intensive.

Easy fixes include adding new, luxurious-looking towels, replacing the shower curtain and adding candles around a bathtub. However, with a little more money and effort, your bathroom can become a talking point of the house.

Here is a look at five great ways to upgrade a bathroom.

1. Beautify: By adding decorative glass, stone tile or accents to the bathroom, it will stand out among the other houses in the neighborhood that are for sale. Extra-wide wall tiles are popular these days and wood cabinets can be beautifully embellished with intricately carved wooden inlays.

2. Lighting: Add more lighting options around the room, especially around the vanity to reduce shadows and glaring. This is something that isn’t too expensive and can really highlight the positive features of a bathroom. Mood lighting around the tub area is also increasing in popularity.

3. Bath/Shower: It’s not too often you hear someone complaining about a bathtub being too large, and that’s because there’s nothing better than coming home from a hard day’s work and relaxing in a big soothing tub. By putting in a new tub and creating more of a spa-like atmosphere, you will have buyers imagining themselves washing their cares away. Adding a massage element to the showerhead or one that replicates rain showers is also something that will appeal to buyers.

4. Update Fixtures: Not as costly as some of the other tips, changing out the fixtures in a bathroom can add a great deal. From cabinet handles to faucets, the addition of brushed nickel or other metals that are polished and elegant are always a huge hit. And if space permits, add a second sink.

5. Think Green: The bathroom is a prime place to start putting those environmentally friendly devices to work. Installing fixtures that save water, such as a low-flow showerhead, a low-flow faucet aerator, and a dual-flush toilet, can save thousands of gallons of water each year. Adding energy-efficient windows is another easy option, since the size of bathroom windows are relatively small. Another fix that is both decorative and energy efficient is the addition of natural stone flooring, which helps the bathroom stay cool during the summer, and warmer during the winter.

When buyers walk into a renovated bathroom that exudes quality and offers an intimate, contemporary feel, it’s one of the top things that people will remember about a home.

Professional home stagers consult with homeowners on ways to sell their homes quickly and for the most money possible, but often lost in the design process is the fact that men are involved in buying decisions as well.

When having your home staged, it’s important to remember to appeal to both sexes and do some things that will pique a man’s interest just as much as a woman’s.

Professional stagers take into account buyer demographics, buying psychology, and utilize design elements in planning out the rooms and space and the use of lighting and its effect on the space. Don’t be afraid to let them know if the home is leaning too far on the woman’s side.

Women tend to look for cozier settings or rooms that facilitate intimate conversations, while males gravitate toward rooms with gadgets, televisions and electronics.

Open spaces and higher ceilings are also a draw for men as psychologically they have a larger sense of personal space. Professional stagers with men in mind try to create rooms where a man can feel as if he can walk through the house easily without stepping around all sorts of furniture.

When it comes to men, the garage and yard tend to be high up on the priority list, so it’s important to get these areas as perfect as possible.

Garages that have painted walls, clean floors and enough storage for various male-oriented hobbies will impress. Shelf space is almost always looked at as a good thing here and a place to hang tools or a workbench would make a fine addition to attract male buyers. And remember, an empty garage looks much bigger than one with a car parked in it.

With the yard, showcasing a well-maintained lawn will help sell the male. Thick, healthy grass, minimal bushes to trim and easy to clean garden beds will meet the landscaping criterion the male buyer looks for.

Appealing to both sexes when staging and selling a home requires an emotional investment that will pay off in the end for all parties, just don’t forget that men need a connection, too.

It is important for sellers to be cognizant of their own home’s market value, a concern for many current sellers. Whether planning to sell in a couple of weeks, months or years, value is crucially important. If you have concern about your home’s assessment, there are plenty of ways to give it a swift boost before listing it on the market.

1. Refurbish your basement. Refurbished rooms, such as basements, always go a long way in adding value to your property. Most basements are empty storage spaces that are rarely seen to any non-inhabitants. By turning the room into an entertainment area, bar or poker room, you add both value and character to the home — both traits that will be loved by buyers.

2. Add a deck. Some homeowners may want to consider adding a deck to their property. For warmer weather, decks offer a relaxing getaway for entertaining, grilling or simply expanding your living area. When a homeowner adds a deck, their return on their investment is estimated to be about 76%.

Take a look at other properties in your neighborhood and match the improvements of your neighbors. However, getting the right size is important. Make sure the deck isn’t too large for the home — it should not be any larger than a third of your home.

3. Remodel the master bath. Every buyer loves to see a bathroom remodel and adding a master bath with more space will be monumental for home value. Renovating without putting in an addition is completely possible as long as you rework the space you already have. Consider knocking out a closet to free up some more space. If that isn’t possible, skylights, new tile and a brand new tub will also give the bathroom a fresh modern appeal that buyers and appraisers will love.

4. Convert the attic to an extra bedroom. In the same vein as re-doing your basement, why not take the same approach with your attic? Create an extra bedroom or guest room, adding as many energy-efficient windows as possible for added sunlight. Consider adding hardwood flooring, custom seating and large closets for added value. This new room will surely make your home unique and appealing to buyers, while also adding the desired value you’re seeking.

There is no limit to the upgrades you can make when seeking to add value to your property. From room remodeling, fresh paint jobs, deck additions, and more, going the extra mile to bolster your home’s worth will provide you with an excellent and beneficial result.

1. Remove clutter and clear off counters Throw out stacks of newspapers and magazines and stow away most of your small decorative items. Put excess furniture in storage, and remove out-of-season clothing items that are cramping closet space. Don’t forget to clean out the garage, too.

2. Wash your windows and screens. This will help get more light into the interior of the home.

3. Keep everything extra clean. A clean house will make a strong first impression and send a message to buyers that the home has been well-cared for. Wash fingerprints from light switch plates, mop and wax floors, and clean the stove and refrigerator. Polish your doorknobs and address numbers. It’s worth hiring a cleaning service if you can afford it.

4. Get rid of smells. Clean carpeting and drapes to eliminate cooking odors, smoke, and pet smells. Open the windows to air out the house. Potpourri or scented candles will help.

5. Brighten your rooms. Put higher wattage bulbs in light fixtures to brighten up rooms and basements. Replace any burned-out bulbs in closets. Clean the walls, or better yet, brush on a fresh coat of neutral color paint.

6. Don’t disregard minor repairs. Small problems such as sticky doors, torn screens, cracked caulking, or a dripping faucet may seem trivial, but they’ll give buyers the impression that the house isn’t well-maintained.

7. Tidy your yard. Cut the grass, rake the leaves, add new mulch, trim the bushes, edge the walkways, and clean the gutters. For added curb appeal, place a pot of bright flowers near the entryway.

8. Patch holes. Repair any holes in your driveway and reapply sealant, if applicable.

9. Add a touch of color in the living room. A colored afghan or throw on the couch will jazz up a dull room. Buy new accent pillows for the sofa.

10. Buy a flowering plant and put it near a window you pass by frequently.

11. Make centerpieces for your tables. Use brightly colored fruit or flowers.

12. Set the scene. Set the table with fancy dishes and candles, and create other vignettes throughout the home to help buyers picture living there. For example, in the basement you might display a chess game in progress.

13. Replace heavy curtains with sheer ones that let in more light. Show off the view if you have one.

14. Accentuate the fireplace. Lay fresh logs in the fireplace or put a basket of flowers there if it’s not in use.

15. Make the bathrooms feel luxurious. Put away those old towels and toothbrushes. When buyers enter your bathroom, they should feel pampered. Add a new shower curtain, new towels, and fancy guest soaps. Make sure your personal toiletry items are out of sight.

16. Send your pets to a neighbor or take them outside. If that’s not possible, crate them or confine them to one room (ideally in the basement), and let the real estate practitioner know where they’ll be to eliminate surprises.

17. Lock up valuables, jewelry, and money. While a real estate salesperson will be on site during the showing or open house, it’s impossible to watch everyone all the time.

18. Leave the home. It’s usually best if the sellers are not at home. It’s awkward for prospective buyers to look in your closets and express their opinions of your home with you there.

1. Review the Comprehensive Loss Underwriting Exchange (CLUE) report on the property you’re interested in buying. CLUE reports detail the property’s claims history for the most recent five years, which insurers may use to deny coverage. Make the sale contingent on a home inspection to ensure that problems identified in the CLUE report have been repaired. (A CLUE report is included when Preferred Insurance Agency runs a quote.)

2. Seek insurance coverage as soon as your offer is approved. You must obtain insurance to buy. And you don’t want to be told at closing that the insurer has denied your coverage.

3. Maintain good credit. Insurers always use credit-based insurance scores to determine premiums.

4. Buy your home owners and auto policies from the same company and you’ll usually qualify for savings. But make sure the discount really yields the lowest price.

5. Raise your deductible. If you can afford to pay more toward a loss that occurs, your premiums will be lower. Avoid making claims under $1,000.

6. Ask about other discounts. You also may be able to obtain discounts for having smoke detectors or dead-bolt locks.

7. Seek group discounts. If you belong to any groups, such as associations or alumni organizations, they may have deals on insurance coverage.

8. Review your policy limits and the value of your home and possessions annually. Some items depreciate and may not need as much coverage.

9. A security system can save you money on your insurance. If you have a monitoredcentral burgler and fire system thru a company such as Guardian or SSA could grab you a discount of 18%-20%.

10. Be sure you insure your house for the correct amount. Remember, you’re covering replacement cost, not market value.

Since people’s reaction to color is immediate, color has a tremendous influence on the choices they make every day.

“Color choices are very personal and when selling your home, it’s critical to appeal to the greatest number of potential buyers,” said Allegra Dioguardi, president of Styled and Sold Home Staging in New York. “With so many people beginning their search for a home on the Internet today, your home and listing photos must stand out from your competition.Color is one very simple way to do this.”

Added Eric Brown, one of the authors of House Selling for Dummies: “Painting your house’s exterior before you put it on the market will give the biggest bang for your fix-up buck, as long as you are using colors that conform to the neighborhood’s decorating norm.”

Colors affect human beings in many ways, and by using the principles of color psychology, you can make your home stand out from the competition, sell more quickly, and at a higher price. In short, the stimulus and effect of colors normally cross cultures. Blues will feel cool, reds and oranges feel warm. Deeper shades of color imply intimacy and serenity.

Your home’s exterior color is the first thing most potential homebuyers see when they drive up or inspect the property on the Web. The correct color may be the most powerful and cost effective design tool at your disposal.

What is “correct” these days? Brown’s research shows that homes painted in pale yellows with cream or beige accents have sold fastest during the past few years.

In general, lighter colors are favored for exterior as they make the property seem larger. Conversely, painting your sideboards with a darker color will make the house seem smaller, though dark colors can draw more attention to home’s details.

For those painting an older home, you may want to consider historical accuracy, as this could be a big selling point as well. When choosing interior colors for the home, consider the purpose of each room. Kitchen and dining areas painted in “food colors” such as coffee browns, celery greens and scrambled-egg yellows will make the rooms feel more natural.

Hallways are a great place to bring in the exterior colors for overall harmony.

According to Jeanette Fisher’s book Joy to the Home: Secrets of Interior Design Psychology, since, deeper shades of color imply intimacy and serenity, she recommends painting master bedrooms a medium shade of green or blue for warm selling seasons, and rouge red for cooler weather. Other bedrooms can be painted in creamy tones of green, blue, or a pale shell pink.

For your bedroom and bathroom, cool colors can form a relaxing atmosphere with paint. Consider shades of blue, green or even lavender.

Of course, common sense should help you with any color choices. You need to match other things in your home and keep a comfortable environment as well.

What is your favorite color for an interior room?
